how do you handle thatI have seen this scheme many times and many times its  a train wreck because the end buyer defaults along the way and the middle seller ( which would be you just walks away because they have gotten their money)  leaving the original seller in a bind

This is in regards to tenants who deliberately trash, wreck, damage, etc your property before they leave (whether it’s because of eviction, unable to pay rent, etc…).

You simply won't be able to see everything like you would in a vacant empty unit.Overall I think it is easier on everyone to forgo the deposit at this point; if you are electing to keep them, they must be taking care of the place (I would hope...) and if they haven't wrecked the place in 2+ years, they aren't likely to start now.
