how do you handle thatI have seen this scheme many times and many times its  a train wreck because the end buyer defaults along the way and the middle seller ( which would be you just walks away because they have gotten their money)  leaving the original seller in a bind

They left it a wreck not to mention they broke their lease about 6 months early. 

This is in regards to tenants who deliberately trash, wreck, damage, etc your property before they leave (whether it’s because of eviction, unable to pay rent, etc…).

Some housing authorities are very well run and relatively easy (for a government agency) to work with - and others are a train wreck for which simply getting someone on the phone is impossible and you can hardly get an email response.

You simply won't be able to see everything like you would in a vacant empty unit.Overall I think it is easier on everyone to forgo the deposit at this point; if you are electing to keep them, they must be taking care of the place (I would hope...) and if they haven't wrecked the place in 2+ years, they aren't likely to start now.

I can tell you from personal experience, it does not take a lot to wreck you.

Finally, I'm not that interested in purchasing outside my own market and deals are quite difficult to come by right now outside of some serious value-add (read: train wreck) properties.

You have to learn how to drive safely, you have to have a safe car, you don't begin driving on the interstate at 85mph in rush hour traffic your first week or you will wreck.

Look back when Hurricane Katrina hit and the government sent everyone to Houston, Texas and put up the section 8 tenants and gave them free housing, food, clothing, electric, gas, and cash and guess what they wreck Houston and never tried to get a job.
