My partner and I are analyzing a commercial vacation rental operation (6 cabins). 

My tenant has vacated and there is a new hospital nearby providing a good opportunity to do medium to short term rentals. 

These investors connected with me from out of state early last year 2023, and 90 days later were operational in Florence Oregon with their first STR and dream walk to the beach Oregon Coast vacation rental.

I've read a lot if posts about the difficulty of vacating a tenant, how would one go about raising the rent for said tenant?

You can vacate your primary house and convert it into a rental/investment property after 12 months.

I started hosting on Airbnb when I would go away on business or on vacation, and began to really enjoy the hosting experience and that high of making money from a passive investment.

like - your own market. or a market a couple hours away that you can spend some time in person in. or where you went to college. or where you like to vacation.

Are there states/cities you like to vacation to?

Make certain that municipal code, or HOA, allows for a vacation rental in the area you are looking.
