I would definitely talk to a contractor to understand what your build costs would look like. 

Being a broker myself, I can attest to the incredible value you can bring to clients by understanding not only the brokering side of things, but the application of those funds.

From what I understand you could be buying something that is completely dilapidated but even if that was the case if it was for 10k or less, you could sell the land.

I was going through the rent control laws ( I know, should have done that before purchasing the property ), and a section stands out. https://ecode360.com/30526708#42037155Based on what I can read, the rent control chapter doesn't apply to: Dwellings of three and four units, at least one of which is occupied by one or more of the owners thereof.My understanding is that rent control doesn't apply to owner-occupied multi-units. 

The automating of reviews I understand.
