He's a great guy and this post goes to show you he's not like the hundreds of others out there (even within the BP community) that simply 'ask for a mentor' (aka handout).

Just wondering what form/paperwork do you ladies and gentlemen hand out to investors who brought capital to your deals after the deal paid them out and to ensure that the investor guarantees receipt of funds?

It doesn't look good when you admit to getting huge benefits from a government program and then want to take away those benefits for others.Now, even if that doesn't become an issue, remember that Ryan voted for TARP, he voted for the auto bailouts, he voted for Medicare expansion, he voted for housing subsidies, he voted for unemployment extensions, he voted for a national ID, he voted for making the patriot act permanent, he voted for surveillance without a warrant, he voted fro no child left behind, he voted for keeping troops in Iraq indefinitely, and he voted for the 2008 and 2009 stimulus.And then he stands up and claims he's for smaller government, fewer handouts and less regulation.While there may be justifiable reason for it, the fact is, his record doesn't support his stated views...and that's never a good thing for a politician.

In other words, when we take handouts, it comes from the very hand which caused the bulk of the problem in the first place.

In all our older (read: rubble foundation) buildings, we provide tenants with a {virtual} handout in the autumn indicating things they can do to make their home less appealing to mice.  

I have started to assemble a book of common issues and fixes that I will eventually put together into a handout that will be supplied to the tenant at the time they move in.

Hire high school/college students to hand out flyers in front of the building regarding your listings during peak times...Online Ads - keep doing what you're doing but up the game by going with another online source like Facebook; a study showed that members spend 33 minutes a day on Facebook (or Meta or whatever it is). 

The federal government has given Texas a few billion dollars to hand out to landlords who are having these types of tenant issues.  

Go online and print out an application to have ready to hand out and google your local laws regarding disclosures you have to provide.
