The first one began in October and was quickly leased - lots of applicants and we took the best one.She was a single mom with older teens - no problems except that her mom contracted cancer so she had to move away after 6 months to take care of mom.

My IRR target depends on a lot of factors and how risky the deal is -e.g. how comfortable I am with the pro-forma numbers, whether I am ahead or behind other lenders, the partner I am working with, etc - but anything that is not at least in the low-mid teens ( with my own estimates) makes me think hard.

The spread isn't enough and you need to be in the high mid teens on cap to make it worth your while or something where you can force appreciation and flip it out to someone else to hold long term after you have owned it 1 year.
