There could be some security with the hoa in regards to not getting killed with a sewer line or some other outside expense..old tree falling, earthquake damage. 

Old water and sewer lines to the street, tree issues with roots and foundations, roof, windows, parking lot, etc. run up the per door cost to renovate.

We did a calculation of sales price(cost+ sales commissions+ profit) so she knew where to list it.She took a yard sign out of her pickup and put it at the end of the driveway, got out a lawn chair and sat under the trees in the front yard.Third person to look at it that day (neighbor) bought it for $ 27,999 three hours later.

Or what if there was a windstorm that caused a neighbor's tree to fall on the roof while the tenants were on vacation and unaware that it happened and unable to notify you "immediately" (whatever that means). 

One or two large trees on the left side would balance the asymmetrical windows, with low curving planting beds on either side of the porch.

The drain field has been damaged by trees but, I'm limping along currently.
