As long as it's a standard sized bedroom big enough for a queen bed, dresser, closet and TV it will be sufficient.You have a lot of things going for you with this property.

Criteria used was half a mile radius, less than 360 days old, same bed and bath size and similar look/style and sqft.The property delivered 3% returns and my office manager Lonna is great, but I am not (Even tho Lonna and Engelo work side by side for 8+ years now and are 100% in sync on everything).

I'd start with looking at 10 properties for rent in your market that would have the same (or very close) bed, bath, square footage, and amenities as the property you have identified.

I have a rental condo worth about 550 payment is 1000 per month HOA dues are 150 per month currently rented at 2000 per month just did comps through the bigger pockets tools and it is showing 3700 as a good comp for rent. 3 bed 2 bath with 2 car garage.
