I am a Soldier just like you, but across the street at Camp Murray (North Fort side).

Its a two way street, just like any other relationship. 

for me got my RE license at 18 and hit the streets.. tough first 6 months.. but that first commish check of 900.00  when at the time  75  a great job paid 8 to 10 bucks and hour.. and it took me I calculated about 6 hours total time..

But of course, I have to step back and consider the entire gamut.I found a pretty nice four-plex in California City listing for $230k, however, just down the street is an 8-unit listing at the same price! 

I know this street and most of the neighbors very well because I grew up on this street. 

I'm happy to share what we call wall street tools for main street investors. 

All same equal tax payers but different LLCs based on separate street names.  

And can you absolutely lose your shirt if you buy on the wrong street in the wrong neighborhood even if the numbers look great on paper and that property has nice countertops? 

If you're going to buy OOS, would highly recommend getting an experienced local investor (someone unbiased, not on the agent's team or anyone  trying to sell you something) to do a very thorough video tour of the property and at least the street before making an offer.
