The third item is windows: We currently have steel single-pane windows.

Also of note:  the door to the lobby from the mudroom (first image in this post) is a nice 36" steel door with a deadbolt; the door to the lobby from the present kitchen is an ancient 30" solid wood 4-light paned door that will need to be replaced (pictured in OP).I apologize if I keep throwing up all over your ideas, Z.

Here are some details:Current buildings to demo are approximately 2600 sfLot size is 10,700 sfI'm assuming 10 units at 700 sf each to arrive at 7000 sf of new constructionConstruction type will be timber, shingle roof, low-grade fixtures, and dual pane windows, linoleum flooring, inexpensive countertops and cabinetsThere is already a driveway along the property line to access side facing units.  

A toilet can be dropped on a foot and break bones, people can strain muscles lifting things, etc.

If you have dual-pane windows, then it's highly likely you (and the tenants) were never told the right way to clean themNEVER use a cleaner with ammonia !!

Windows are original steel single pane Casements....I can only imagine how inefficient they are.

Another consideration is failure of the seal between window panes. 

I have been working on drafting a small "flyer" upon move in that shows where the emergency water shutoff is, where the electric panel is.

Loud dogs can create issues with neighbors, and pet hair means more strain on your HVAC as well.
