Getting an offer accepted at a price that makes your flip worth while might be a different discussion all together.Many flippers I know have moved up into mid range flips because all the newbies are not overpaying for properties making the margins too slim.

They start small and see how desperate the person is for now money to take a lessor amount and settle for below what they claim is worth.Your unit even if the tenant recovers will not be ADA compliant so the odds of this tenant paying or moving back in is slim to none.

I guess these are some of the worries I have when I'm not able to go walk around a neighborhood that I've grown up around, and knock on a building ;)Obviously any investment has risks, and local investing has it's own risks that come with slim profit margins, I guess I'm just looking for opinions on how people have overcome the fear of the risks that come with non-local real estateSorry if this isn't making much sesne ;)

Your chance of pinpointing the exact spot the leak is at is pretty slim so more then likely you'll be better off excavating and replacing the whole piece, rarely do leaks just spring up unless the pipe has frozen ( not usually so on mains as their sunk deep enough ) or rocks pierce them, besides those issues, usually the pipe is worn.

I mean breakeven after the 50% rule is applied, with the new debt service already in play (assuming the financing is obtained.)My thoughts are, since I've just done the rehab, the chance of something unexpected coming up right away would be "slim."

The odds are slim because they'd have to prove that the deed wasn't valid because the Clerk didn't follow proper procedure.....and with the number of tax deed sales the clerk does here I'd guess it was done properly.
