I have learned things from being in the mentorship program that you simply couldn't find in any of the BRRRR books I mentioned. 

What is stopping you from simply getting a mortgage and doing it the safest way to protect you and any issues that might arise. 

Also what could I be getting myself into that I’m not thinking of or simply bypassing here..Who is expected to pay for this ordeal in this type of situation..and for what exactly?

Financial freedom goes beyond simply replacing your current income; it's about sustaining your lifestyle for life.

So always project longer and more costs and if its less then its a win.

But, to your point, Stuart, I think the ones that are marketing specific outcomes, beyond just you will learn about multifamily investing, are more likely to be the ones that simply cash grabs by the educators, themselves.

An investment club, like some on these forums, that are simply bringing people together to review other people's deals are generally okay.  

However, like winning the lottery, it could occur in an extremely small percentage of time.  

It shouldn't be a recurring scenario (or it looks a little less "accidental") but in cases like this, your job is to simply have the correct intent, see what you have done to demonstrate that and build your case.

Now if this tenant would have simply submitted a work request we'd likely have fixed it.
