Ideally, I'm seeking an investment property that is self-sustaining and generates consistent long-term income.

Based on rental income would be great since I'm self employed so minimal documentation is best for me. 

I would talk to a lender about the 3.5% FHA rules and regulations as far as the self-sufficency test goes.

In my own personal experience, self-managing an STR can be quite a hassle at times, and not so bad at other times. 2 years ago my answer would have been that the juice is absolutely worth the squeeze for me.
