For those that have already spent some time and $$$ there, what are your experiences and numbers looking like for things such as:Rental/property management feesclosing costs (as percent of transaction)vacancy rates (on and off season)price to rent ratioyoy appreciation$/sqft to build (I know, this is a "it depends" number)Utility issues (water, power, trash, septic, etc.)Anything else that you think would be helpful!

Attending your local REI meetups would also be good too.And, of course, work with a seasoned agent.

We’re in the summer season now so we expect it to get better but we put 30% down to stay conservative. 

We’ve put maybe 25k into the building since ownership (which was June 23’), but apparently it isn’t enough seasoning for thanks to want to cash me out.

We've increased revenue 20-30 percent year over year since 2014, so it will be hard to top 2023.  2024 was off to a great start and now we're in the slow season, which is normal. 

Other seasoned pros are watching...AB SO LUTE LY LOVE THIS! 

A seasoned agent won't bother calling back if you are trying to negotiate down their fee. 

The Zoom conferences, corporate breakdowns, and ongoing educational sessions, many of which involve seasoned attorneys and industry professionals, are constant.

Conventional is an option but conventional have longer seasoning requirements and won't allow LLC vesting.
