In my experience pet owners tend to be more responsible.

I’ve posted in other forums and getting a lot of responses saying I need to save more because what I have so far would not be enough. 

@Vivian Huang  Town or beach it depends whether you're buying for investment purposes or for yourself or both.I'm buying mostly for investment purposes.

Using business purpose financing and brokers/lenders that specialize in these deals should smoothen things out a lot!
