Cash for Keys has worked well for a few deals that my brokerage has been apart of, especially with dirty tenants who don't respect the property.  

We're seeking a PM that will treat our Tenants with dignity, respect, and professionalism and that will treat our buildings as though they owned them &  lived there themselves....Does such a thing even exist?

The time specified in the contract was never respected, not the construction set I sent, but the results were going OK, and I was dealing with it, trying to finish.Suddenly The guy disappeared, He didn't reply any or my emails text or calls, even I was following through pictures, some things he said were done, are in reality not done.By mistake the kitchen cabinets and backslash were removed when the construction plans I sent was specified just to paint them, and I'm thinking they probably demolished it by mistake adding a big expense. 

It's a nice house and has a lot of valuable art in it, so we want to make sure that whoever we rent it out to is responsible and respectful.

If they are going to broker it to an outfit that starts with S and ends in T, or that's two words with the first two letters being D and H respectively, you're doing OK.

Goal:  Build a larger portfolio of better-than-average properties for their respective areas over the next 5-10 years, reinvesting as much if not all funding into the portfolio to grow to a point that it can replace our income.  

@Russell Brazil I know you have extensive experience in these things, but I respectfully disagree with you, especially for a new investor and especially for a first flip.

The goal is to remain respectful and not harrass him while you are trying to manage his tenancy.
