Just a couple comments: 1) Lots of California investors seek to put their money out of state for a more "landlord friendly" regulatory environment and better ROI; 2) While renting mobile homes can make money, also have a backup plan in the event you get tired of having repairs eat into your margin.

I don't claim to have all the answers but a few of the fundamentals for a regional economy that I think really do drive the long term outlook for growth in an area include:Dynamic, diverse, and deep economy fundamentals including strong institutionsFunctional execution of Property Rights and the rule of Law Transparency and limited corruption within the regulatory frameworkA commitment to 'smart regulation' when appropriate, ie: lack of ideological underpinnings (are practical decisions being made on a case by case basis?)

If the economy continues to grow, as expected given a more favorable regulatory environment, the increases will come to fruition.Find a lender with no overlays and you can refinance immediately if you just use the purchase price.I would purchase a 4 unit using FHA as soon as my 1 year is up and my refinance is in place, if you can get an underwriter to believe you're going to live in it.
