hello, I’m living in Augusta, Georgia, and there are many sharks in the water when I go to buy something I have to be very very very very calculated and very ready looking forward and how the money is gonna come in and how to market appropriately. if anybody has any advice on how to work along sharks and red oceans, please let me know.

We were assigned 5 other properties (2 of the them we have paid the $600) and the other 3 are pending charges but today we started getting red flags.

My CPA has advised not making any moves until 2025 to avoid raising red flags ie cost seg, putting into service, and then selling all in the same year. 

I wanted to post about how, "I enjoy long walks in trap houses" and how I enjoy "sipping red wine while I watch my rehab go over budget"hahaBut yes you should systemize your search.

The approval process for vouchers and red tape involved getting it set up is a real struggle. 

It’s off of a very traveled road with frontage, so it could be used for commercial or residential according to the zoning. 

Or is that a red flag?.

Without knowing anything else than what is here, my guess is your obstacles are either zoning or prohibited basement habitation.

For the next 6-8 months, we will be meeting with the city to confirm the building plans and permitting.I assume the Single-Family new construction you are referring to is land that has already been subdivided and is already zoned to allow for SFH.

Are there any major red flags that I need to consider with this strategy?
