The withholding tax (on gross income) a problem if you:a) The wealth creation part of that real estate investing is capital appreciation, not cash flow.

For several reasons (property taxes, politics), I would prefer to begin real estate investing somewhere other than locally. 

@Eric E.UBIT only comes into play in an IRA on leveraged real estate and running an active business.

Any type of investment real estate anywhere in the US can be sold and replaced by any other type of investment real estate of any number of properties anywhere in the US.Washington to CA is perfectly fine.  

Maybe it's in my head but sometimes there are two LVP advertised online with the same thickness, but in real life one feels obviously thinner/thicker.

But if I do that my time would be so limited to when I could work on my real estate.

The idea is too pay some bills and continue in our real estate journey.

I think you run a real risk of your second rental eating up the profits you're enjoying on the first one.
