If you don't make relationships as a wholesaler, you have nothing and no one will trust a random property from a new person.

He usually breaks 2 things while repairing 1, makes decision without telling anyone and takes random days off with no notice.

But I honestly don't think they verify and ask for any proof that you are in fact part of one of the groups so you could probably just pick any random group during the signup process and say you are a part of that group. 

I feel at this point in my life I get more excitement out of buying the next property than I would get just putting it into our savings or spending it on random junk.

Very random but true. 

Personally, I keep rents just under market to minimize vacancy, but if your interest from qualified (important that you distinguish qualified applicants from random people responding with a click to your post) renters is more than three in the first week, your price is probably too low and you should just raise it and check if the applicants are okay with it.
