Wood is just cheaper and quicker for residential.

Its late for the advice, but replacing the subfloor probably would have been easier and quicker. 

Along with this is to make some cash a bit quicker to get more properties going.My long term goal is to have finical stability and freedom.I currently run a local service business and just hired a full time manager, so i have plenty of time to put into this new venture.

But if not, it would probably be more cost effective and quicker to evict the tenant yourself. 

Getting a SFH to me seems like the best option for a first property, should rent easily, get a little better cash flow since the rent is a little higher than multi-family units, and if need be should sell quicker if for some reason I need to unload it.  

It helps us make decisions about what to do to mitigate taxes much quicker.
