Short term lenders balance sheet lenders like myself love pre-pays as most of our profit is in fees, so the quicker we can get the money back the better to relend the same funds. 

However, as I said an investor could strike an honest deal anticipating that the property will sell for more than the taxes owed and be willing to gamble on that.

This allows me to show my clients how profitable each property is and how changes to the property or how they manage them affects that property.

The market is saturated with STR's further from the beach and attractions, so my advice is to be picky about your location and underwrite the numbers carefully to make sure the investment will be profitable. 

Non-profits and/or sober living operators may also be interested, depending on their needs.

If I assume a 2% rate of rental increase for 15 years and 50% rule for expense, we will have $7.5K/month net-profits in 15 years.- Split 50:50 between real-estate & stock market. 

So if your big into water sports, living in the desert could have all the profit in the world but it's going to be miserable hell and odd's are after some months the profits wont matter.

MAYBE, if you live in the town, and are VERY handy, and open an appliance, hvac, roofing company and are willing to travel to the 30 closest cities (since you won’t be profitable even if you get all the business in a city that size.) then maybe you’d do ok.
