Overleveraging by paying too much for the property mixed with mixing hard money with private money for a 100%+ LTV at the beginning of the deal.

We've heard this question a decent amount recently, and I'm assuming that it's Nationwide due to the stats below: 2024 is the most apartment units completed in a single year since 1987.We're definitely no longer in the days of throwing up 3 blurry photos, pushing rents, and having 5-10 applications within a 3 day period (COVID era). 

I recommend documenting everything with the damage through photos, videos, etc. before cleaning up. 

@Jacob NevarezGeneral red flags include many days on market (60 days+), few photos available online, under contract & reactivated multiple times, and no price drops if it has been on the market a while.

As a private asset based lender we often see loans that institutional lenders have turned down.
