The downside is tenants have to pay online whether it's through ACH or credit/debit card; no money orders or cash.If you let the tenants pay by cash make sure you are protecting yourself.

That way if they cancelled out, the would not have an expectation of getting the money back because it's prepaid rent.I know in some cases landlords would keep the deposit and force the tenant to take them to court, etc.

I'm talking about buying at 75% ARV for cash and then, once it is rented, getting a 75% ARV loan to, as Alex advises, include an invoice for prepaid rehab costs and, there was something else but I can't recall it, it may have been closing costs, so that the loan will repay me all the cash I laid out to do the deal.

I was able to get a commercial construction loan from Derek Bailey at Great Western Bank. 10 year note, 20 year amortization, 7 year fixed @ 5.865%, prepaid interest only for first 8 months.

I would like some opinions on something that probably happens every day in the life of a business person.Let's say hypothetically, you own 100 Main Street, LLC.You were denied a Credit Card so all you have is a Debit Card, but you don't yet have enough money to pay for some of your capital expenditures.You do have $10k Credit on a Personal Credit Card that you have yet to use.If you go ahead and pay for some of those Capital Expenditures, for instance, a new boiler for $1k, a replacement fridge, $1k, etc. is this something that would pass an Audit of 100 Main Street, LLC if you claimed the Capital Expenditures on it's books?

When we were seeking a lender, I couldn't believe that they would rather have a lease signed saying that someone was going to pay $30,000 for the year rather than having $30,000 in prepaid bookings.

Total closing costs including prepaids/etc are heavy at $10+K and when built into the loan, I am given a scenario of $321k at 2.99 with a PI of $2215.
