A tub and tiles a are bit more costly and permanent so it might be worth it yet be cautious and make sure you compare before paying $800 to reglaze a bath for 5 years when replacing would've cost you $1,500 and lasted 20.

ok, if it's original installation, you may have a shot at it, as most of the lenders I've talked to seem to consider the unit sort of 'tainted', if you will, if it's ever been moved, and will only so a chattel loan and a land loan separately, but not a conventional 30 year amortized. the tag on the home is standard from the factory... if there isn't a certification that the seller has, it may not be an issue for a conventional loan, but if you go for any FHA program, like 203k or standard FHA loan, just assume you'll be paying somewhere in the $500-$800 range for an additional inspection from your lender to determine if the foundation meets FHA standards to be considered a permanent installation.

If land is included and the home is on a permanent foundation, it becomes a real estate transaction and not considered chattel property.

Hi Kevin,If it follows the same pattern as the last downturn, house prices will fall, people will Section 8 more homes, and more Section 8 will move from California to Las Vegas bringing an increase in violent crime with it.If that happens, expect another very large permanent increase in the violent crime rate.Good Luck!

We will clean between tenants as well.None of this is ideal for anyone but working together we can hopefully get everyone in a more permanent and affordable place.
