It's the least offensive.And it actually does cost me...... if not in money, then in a potentially botched peeling paint job done by a tenant.

Install a small sump pump into the sump-pit you've created and pipe the discharge in small diameter pipe  (1/2" or 3/4" PVC or PEX)  to a far distance from the house.Cut a plywood or other material cover for the top of the sump-pit-bucket assembly and lay it over the top.Then wear a mask while you spread powdered lime down there all over all the dirt.  

I do not like the peel and stick kind.

To try to  find good deals, try to find a house that have one or more of these items:* No window treatment* Gutters are broken/Falling off* Newspapers/mails on the door* Old/crappy paint that is peeling off* Roof with a lot of moss* Debris on front porchI would also recommend you to do some due diligence before you contact the potential seller (not only after you contact the owner?.

@Alan AyalaChipping and peeling paint won’t pass any appraisal, so you can ask that the seller to fix that in negotiations.VA loans will also call for the hand rail, so the seller most likely will have to do that for several loan types.

I will keep my eyes peeled for any potential replacements if the exchange were to make sense.

I have used a luxury peel and stick vinyl that looks and works great for one of our rentals.
