The paint is old, even if you purchase a can mixed in 2011 it won't perfectly match as air and smoke oxidizes over 12 years.

Just could cause some of us 'risk management' people a huge anxiety attack!

The idea of scheduling one more thing on my monthly calendar gives me a touch of anxiety, as I'm pretty heavily involved in my local community and already am committed about 3 nights / week to local events... but I suppose if that's the price of getting started, right?

@Edward Briley Good points.Regarding the mother's involvement, I would certainly let the daughter out of the lease to avoid conflict and anxiety, but don't think her litigious threats will go very far.  

As time goes by, and that liquidity to buy is evaporating due to rental and consumer spend, anxiety for purchase action will build.

@Greg Dickerson, if you line up your potential buyers list before you sign an option to purchase, there is no anxiety about speed of purchase.

My goal.......at this point getting over this anxiety.

Oxidation at the least; old finish + oxidation likely worst.  

Taking the first few months to adjust and get a strong handle on what your monthly expenses will be, then utilizing a budgeting tool like mint.com or ynab.com will save you a ton of anxiety down the line.
