The paint is old, even if you purchase a can mixed in 2011 it won't perfectly match as air and smoke oxidizes over 12 years.

@Edward Briley Good points.Regarding the mother's involvement, I would certainly let the daughter out of the lease to avoid conflict and anxiety, but don't think her litigious threats will go very far.
