Pete: It's a vibrant area with a lot of character, and some areas are experiencing revitalization.

Primarily a logging town, it has gone through economic ups and downs but has recently seen significant investment and revitalization.

I feel like the medium of evaluation is on a seller's case by case basis, and the agent always feeling a need to have their own input to their own financial gains has deviated from the nature of business.

How the PM company likes to communicate is a big question to ask to ensure it aligns with how you naturally operate.

The gains in these transactions are not capital in nature.

So investment properties that are commercial in nature (think office buildings, retail strip centers, etc.) cannot use DSCR loans.

If so, is it seen as a risk due to localized natural causes?

I’m a top operator and really understand the business from start to finished product to managing them well so I’m going to be able to push higher returns naturally than my competition.  

Liquidity is nice but if it is debt in nature it is a double edged sword.
