I do not have anything special in my lease as other posters indicated be sure and have close family contacts and even talk to them about what responsibilities they may have either moral or otherwise in the event of some future happening; know who they are.

I can't speak on the legal aspect but, morally, they have already been fair to you on the notice so stop looking for loopholes to be a jerk. 

Is that really the best time of a persons life to stand in judgement of their over-all tenant worthiness in terms of their over-all moral character???

You just have to be fair according to your own moral compass.

MORAL OF THE STORY IS FIND MONEY WAY WAY WAY BEFORE FINDING A DEAL!!!!

No moral high ground here, just trying to look out for my business.

Moral of the story, this woman may look better than anyone you have yet seen, but stick with credit as a criteria as there are better fish in the sea.

So moral of the story is leave the legal stuff to the attorneys to handle for the buyers and sellers and if they want to be cheapo's and not pay for legal representation then they need to OWN their mistakes.I have no problem telling clients what they are asking is not what I do for services and to seek appropriate legal counsel.
