All the folks who provide services in this business for a fee/commission.4) Rehabber - buy low (and in need of repairs), invest your time and money into rehabbing, then either hold as a rental or flip.I'm probably most interested in #4 - I've enjoyed the hands on minor carpentry/painting/landscaping/etc I've occasionally done in the past, and my primary job has given me some experience in project management (locating and managing contractors).

Then as was suggested, you have monthly property management fees (generally at least 10% of the rent, and repair and maintenance, landscaping/yard work, vacancies, re-renting fees, etc that have to be figured in.

If this will be a rental, you need to add in property management--often 10% of the rent amount, AND maintenance, yard/landscaping, any utilities YOU pay, etc.

This looked like a right category for it...I have to get this out of my system…I am a married woman (27) with two young children (6 and 2).I like all this real estate industry, starting from interior and landscape design finishing with rehabbing...Couple years ago we had extremely bad job transition (my husband retired from US Army, and it turned out that many years of management experience are not valuable to anyone, so he had tough time finding a job.

I start taking my notes (using a yellow legal pad) about things on the outside of property that would need to be fixed (fence, landscaping, brick steps).
