It’s rare that I use the desktop/browser version but that does have a few more features than the app and may be useful when getting set up initially. 

Also, once you start the renovations there will always be change orders and you may end up paying more than you initially estimated.

@Jason Xenakis I think you just have to analyze a lot of deals in your target areas so you get quick at doing the initial analysis on a property.

I haven’t made my first initial purchase of a rental property but I definitely want to and have plans to do so.

This may be where your initial disconnect was.Something else to keep in mind is your entity structure and how your entities file tax returns.
