You cannot have your cake and eat it too.My suggestion for passive investors is to play it safe, get low risk B investments, take good care of your properties and play the long game.If you are an active investor who can buy or rehab residential, or you are comfortable going into industrial or retail space, those can be great investments.

For instance I was seeing insane growth and development in pasco county, wesley chapel areas outside of tampa, and actually had a hell of a time finding industrial space in Bradenton FL, so at least on the commercial side of things from my limited experience there didn't seem to be a down turn or softening, so its so interesting to here your take on your local market there as well.

However, their 38 page Prop Mgmt Agreement for OneRate is daunting--it lists many exclusions to their obligations such as any damage caused by force to a surface (whether from tenants, animals, roots, wind or other force of nature, etc).
