However, should you have net rental income that is subject to net investment income tax, then REP status would be helpful to avoid NIIT.Just to be clear, if you have an STR and you materially participate in it, you aren't subject to NIIT. 

If I could re-frame, and put myself in your shoes, I would look for a money partner to help secure rehab properties. 

Increasing this threshold would likely encourage more longtime homeowners to sell, freeing up inventory in a housing market that is already struggling with supply shortages.Revising this outdated exemption would not only provide financial relief to those who need to transition to more suitable housing but also help ease housing shortages by making more homes available to younger buyers.
