@Todd Anderson totally agree on finding a mentor in the market to learn from.

I still am on the lists of all the major wholesalers and still show up to showings occasionally on properties that might have enough margin for me but have not purchased recently from a wholesaler.Just like Adrien says, they provide a service of marketing and negotiating contracts for you.

Every Market (Detroit) has a series of Micro-markets (neighborhoods) of which they are all different in cost, value, cash flow, rents, etc... 

You need to either, hire a competent property manager or GROW a BACKBØNE and manage your properties.  

I do however keep my a little below market value so I get a bigger tenant pool.

I used to think that cold calling was the only way to get off-market deals.

Brian,Because VT is a traditional rental market (ski houses), depending on the minimum duration you will be allowing for rentals (ie. monthly, Weekly, etc.) there are some regular carriers in the New England Market that will write it. 

Rules vary significantly, and you need to be aware of licensing, taxes, and any restrictions.Local Market: Analyze the STR market in your target area.

Make sure you learn the markets.
