I appreciate all the feedback.While we have a triplex that is set up for a rent-by-the-room strategy, we have been fortunate enough to fill the units as wholes, rather than by the door.

The garden unit is non-conforming but fully equipped with 3 bedrooms, a living room, and a full bathroom.

(I receive some from a couple different franchisees) They carve out a small assignment fee of a few grand.

Just the economics of this market show there is room for prices to continue to rise - supply and demand.

The baseline now in Denver is having a hot tub, game room/area, house theme, high end finishes, professional photography, etc.
