There's no shame in turning things over to a professional.I had a client many years ago tell me that, as an electrician, any time he spent where he wasn't twisting wire was losing money.He tried and tried to save money by doing his books himself and it always cost him lost sleep, lost relaxation time, headaches and a big accounting bill at the end of the year anyway since I had to fix some pretty big errors.In the end, he opted to complete his own billing in the software and then hand everything over to me monthly to update for him and hand back.Lots of people assume that accounting is just adding and subtracting - how hard can it be?

Any water heater has an infinite lifespan IF IF IF -The tank lining was installed properly at the factory.The factory workers handled it gently enough to avoid cracking it.The plumbing supply guys handled it at least as well.The plumber handled and installed it even more gently.It landed, fully intact, at the end user's address.And which then was properly maintained afterwards.Until very recently I owned a house which had a gas water heater which had been installed in 1958.

since I am in many markets I get a ton of these every week and all of them with a little different twist. but the exact same messageI want to buy your houseI am not a realtor and will save you RE fee'sI can pay cash in as little as 3 daysI can close on a date of your choosingI pay all costs.So when potentials on the list get the exact same message 20 times they start to put it together. the subterfuge of trying to make the letter look like its hand written or whatever becomes meaningless in those instances.

The upper unit is on a year lease that is up at the end of June, the lower unit is month to month and has been there for several years now.Currently, I rent an apartment, and moving into one of the units will still be a net positive because I'm losing less rental income from the loss of that unit than what I pay for my place now.I feel like the most gentle approach would be to approach the lower unit tenant about my intentions and ask if he is interested in moving out, and if he isn't then giving the upper unit plenty of advance notice that their lease would not be renewed come the end of June.The more immediate approach would be to give the bottom tenant (longer term, month to month) 60 days notice that his lease was going to be up and move in there as soon as he is out.Any advice or suggestions?
