I just bought all the drywall, cement board, and a 3/4 full thing of red guard water proofing that I need for my entire bathroom remodel for no joke $110, that would have cost me $400+ at the store but someone else who already finished their bathroom just had a ton left over.

Hi Tom, I would reconsider taking out a full two hundred thousand dollars for a HELOC unless the numbers make sense in terms of possibly making that money back and paying off the loan. 

He *seems* to be making an effort to square people away and talks all sincere, but everything we've seen to this point I won't trust a word of it until my balance in full is wired into our checking account.

I invest full time in Rochester. 

So, what are you intentions, besides making buckets full of money, in notes?

If it helps, my goal is to scale, but I do not intend to go full time.

My wife and I both have full time jobs, take care of our 2 boys and I have spent almost every day off for the last 8 mo working on this house.

Financially my full-time job is our main income as a family.Job is demanding.

While running a large group of small landlords in Philly, i have visibility into the full realm of challenges that new investors face - and some are quite overwhelming and totally unexpected because they jumped in without fully understanding what they jumped into. 

These are full-time government employees and at a lower risk of trashing your place than the general populace.
