During both I was shocked to discover a lot of unethical / fraudulent practices by licensed RE professionals.1) Rental fraud - While marketing my luxury condo in a building with very low inventory I caught one broker advertising my friends condo unit in the same building without her knowledge. 

If you have to cycle thru a few tenants, it's going to be rough.The area is not good where you're looking, but for a decent house and a decent tenant, it's probably worth the gamble.  

@Ben Leybovich , it certainly could be, but that is always the gamble isn't it? 

Its not a family destination and people are not flooding there anymore because of all of the surrounding states allowing gambling.

I'm not here to gamble on hypothetical numbers or what the future may hold.

Still, I guess if you want to grow you need to make some gambles and incur some added expenses(?).

Any conveyances into the corporation like setting in your cars and houses would likely be reversed as fraudulent, and you could face serious criminal sanctions.

This will help them and save your butt from a lawsuit.You gambled (blindly), you lost and you stand a chance to get out intact.

If I had 7 I would most likely go the PM route but understanding that could be a gamble as no one will ever care more about your investments than you.
