Not sure what you mean by "putting me through the ringer"...All lenders these days will require a personal guaranty, and most will go through a formal underwriting process.

Both "Notice of Default" (non-judicial states) and "Notice of Lis Pendens" (pending litigation, judicial states) seem to have a publication requirement.
