We do annual increases( didn't last year due to the virus) if they want to leave, we can update the units and update the rent rate.

People working through the pandemic got bonuses and stimulus money and if they lived in a city area where its fearful to raise a family with a deadly virus looming around threatening to kill everyone (whether you agree or disagree to how valid that is many people still have the fear mindset) has pushed them out to home ownership verse apartments especially if they can work virtual.

I think the recent virus was a good indicator......in spite of a national panic and worse than a recession (in some ways) the STR market flourished in most areas.......It's all about psychology...when people are repressed or depressed, they want to get away, have some fun...And even in a recession, most people can come up with a few bucks for a weekend away...
