After these bad experiences I went out on a hunt a interviewed 4 different CPA firms and went with the current ones we have now because they answered all the right questions and worked with hundred of investor clients. 

If someone here can give me advice on how to go about hiring a law firm/lawyer, what to expect and if someone knows a good lawyer who deals with these issues in Memphis TN, that would be extremally helpful! 

We want to see some larger company names in the area or firms looking at moving there.

This should be interesting as better agents who have more business will naturally keep the firm at higher commissions, leaving less experienced agents with more low-priced business.Uninformed sellers will push back on including buyers commissions in the sales price resulting in less competition and lower prices on those homes.Uninformed buyers will self-sort out of the market unless they meet a great agent to explain their options.

With the attorney not doing proper notice, the firm handles many many foreclosures and I would be surprised if this was the case. 

PPR is not a servicing company, they are a note investment firm.

In my experience as a CPA I find that the tax prep firms have bookkeepers but their primary service is tax preparation.

. :).An interesting result of the 1.25% DSCR being more firm on the commercial side is that rent-to-price ratios and cashflows are better.
