Recently completed a cash-out refi and want to take that money and buy 2 additional properties (~$200k or less each). 

It has sat empty for the last 20 years but the current owners have completely gutted it, have bids from contractors they're willing to share, cost estimates etc. and have had lots of inspections done and so much pre-work with the city and county to figure out what they can and can't do, so a solid plan is already in place.

It's the complete opposite where I am - no one will sell their existing homes because they won't give up their ultra-low rates.

This will force a lot of equity into my primary especially once the rebuild is complete.
