thank you so much, i can't let her out just like that, i wish i can as she has drive me crazy like 20 times a year with her heating issues and others issues. i have to keep renewing her lease unless she is paying late cotinuesly or no payment or i move in by myself or i sale the property.

That's a factor to consider if you have children and want them to be in a good school district.  

Focus on the value landlords bring through property improvements, market dynamics driving rents, and contributions to community revitalization.

I planned for it financially, but it's a headache for sure. your rent is too high if they are sitting vacant.. there is more inventory than butts to put in them.. therefore competition for the few qualified tenants this will cause rents to go DOWN.. if a property is not rented in 2 to 4 weeks your rent is too high .. this is one of the major risk factors that many dont see when buying in a subdivision of group of ALL new rentals..

Then i decided to move to semi truck driving and now i'm making 1k a week take home.

I picked an area that was driving distance from where I live (within fours hours or less), but you could pick something further. 

When you say the agent is not "running the comps correctly," what specific factors might they be overlooking that I should pay attention to?

Pay attention to whether the room is a primary suite (your own bathroom) or shared bathroom, how many roommates, etc. as those would factor in to how much someone would be willing to pay.
