I'd like to get some opinions on this potential deal.Realtor friend contacted me about a 2 bed 1 bath property in Sacramento, CA (This is out of state for me) where the buyer has already express interest in accepting 50k for the property.

I posted an ad last night around 11:00 pm to see if people would be interested in renting the house and so far I have had six calls expressing interest in the property.

His decision to buy with a leaky roof is then his decision.But, the disclosure does not require the leak to be expressed in terms of gallons dripping in over a timed rate based on a 2" rain fall.So, the matter may be disclosed, the buyer should check it out.

I expressed my issues before but today I emailed him and let him know that this wouldn't work after a property I asked to see since Thursday was changed from active to pending.All that being said,how did you all go about finding a Realtor that is experienced with investors AND understands acting quickly.

I now use a service through my property management software where they pay electronically and it clears much faster or they can pay at any 7-Eleven or Ace Cash Express using a coupon I mail them.
