Oddly I am getting 4 showings every every day now.Just to clarify I do have a PM in place and some reason they let me decide if i want to accept even though they do not recommend accepting.

You really need to be watching the area market everyday for something to pop up and be ready to bust a move. 

There are of course people who do it every day but for your first property, it's probably not the best course of action.  

I get one virtually everyday for one of my properties.

@Alonzo Mansel sometimes yes but unless you plan to knock on strangers' doors every day (which isn't that efficient) hustle can only take you so far. 

Every day, I would google a specific area of real estate and learn more about it.While you read a lot, attend as many open houses of properties for sale in your area as possible.

@Brian Ellis re: your routines, it won't be perfect but as long as there is progress every day you'll continue to like the feelings of progress and will optimize so they get better and better.
