This family is currently searching for a home, and our agent, who also represents them, has generously offered to waive any commission for connecting us.After outlining our standard tenant qualifications—which encompass application requirements, income verification, rental history, credit score, background checks, a non-smoker policy, occupancy guidelines, pet policy, application fees, and move-in costs—our agent indicated that the extensive discussions and adherence to these requirements "equals a full commission of one month's rent."

I strongly favor regular price reductions until leased out.Most people make the mistake of letting it sit too long when simple math points to that fact that 2 additional weeks of vacancy at $1000 per month equals $500.

lol  i would not surprise in the future if state gov. make new law in CA saying that using SSN for housing / rental is an act of racism haha and LL has to treat everyone equally (DEI).In theory it's hundred times safer to rent the place to (illegal) immigrant rather than US citizen that has 800 credit score but just get out from jail.

From the lenders perspective, this would be treated as a "gift" from them to their daughter who will be the person taking out the loan without a co-borrower, but still adding the client's name to title at closing for the percentage equal to the real estate sold.

Generally how it works is if commission is 100k and 3 people on a team then 50k goes to brokerage, about 27k goes to senior broker,15k goes to middle broker,  then 8k to junior broker.As you can see they have to do a lot of volume to equal what I make in one transaction so they tend not to want to deal with unknown buyers but feel more comfortable working with a broker on the other end.
