Other than the typical requirements, they probably will require an Environmental report Phase 1 or 2 and/or surveys.

You would need the location to be an amazing site and layout parcel size for a potential developer to deal with environmental and for a national tenant to want the site. 

We are also cognizant of warranty followup, and regularly deliver on that (MN has 1 year, 2 year, 10 year statutory warranties related to certain construction elements which most GCs try to avoid mentioning).There's certainly a balance, and DIY work is the best way to shave costs.
