May i ask, how many machines you have?

You can rent a machine from Home Depot and rip it up that way, going to be most efficient.  

I'm also looking right in the centre of the city where the units are quite small so there is less area that could potentially require capex.Another nuance is that in Australia, washing machine, dryer and fridge are something that the tenant handles, so nothing would go towards this for capex.

I also track each property as a fixed asset, including amounts paid, closing costs, depreciation, etc so it gives a TRUE picture of a property's performance as an appreciating asset AND a cash-flow machine. 

Make sure that the deposit and the payments over 12 months will cover the costs of having the whole unit cleaned, possibly running an ozone machine, and having the unit painted. 3.
