Doesn’t that defeat the point of getting an electric vehicle if you’re charging it from your coal and/or gas powered house?

Hedging would therefore defeat the purpose.However, for those who, for the right or wrong reasons of their own, want to limit their exposure out of the US dollar, I have the following comments:1.

defeat every objection.  

The risks are obvious - the tenant ends his lease and claims that you're holding a security or pet deposit when you aren't.I'm sure that's no fun in CO, but here in MA the tenant can take you to small claims court and be awarded up to triple damages.A simple estoppel certificate will defeat that kind of claim - probably before it even makes it to court.

I am looking to purchase a house in austin and found an assumable VÁ loan that would give me about a 3.25- which is great- but i would have to finance the remaining 400k price difference - and with only 100k cash to throw in, leaves me with looking at 300k heloc to pull from my other house.(820 purchase- 420 assumable-100k cash - need 300 heloc)I have seen the lowest helocs at 7.8 but go up to 9 or 10 which would kind of defeat the purpose of the assumable loan.Anyone know of any credit union 5% heloc and not just 6 month intro offer?

If I could find a similar property for her to do a 1031 exchange that may be an option but that defeats the purpose of her getting out of rentals.

Although the original lease does not impede subleasing, I'm afraid if he finds out that my father in law is no longer living there, that the rent will be increased to market value, which is crazy pricey in Miami and would defeat the idea I have to sublet.I don't know how to go about this!  

Perhaps you need better security on the building main entrance - which will also take care of the laundry issues.NOTE: we have similar problems with Class C apartment buildings and the TENANTS defeat the building security by propping open the doors to let their friends in.

This does not defeat lawsuits, does not achieve full anonymity, etc.
