Right now I pull county data into excel for free and upload that into deal machine.

Is the normal practice in wholesaling to analyze a deal -> find a buyer -> then offer the price to the seller and form agreement?

Hey Daniel, I got a good title company that pretty much only deals with investors and they have been doing a great job and always available to answer the phone and help out! 

I think a great strategy would be to find someone who would like to house hack with you, and maybe even someone with a bit of experience local to the area that you trust and know very well to go in on the deal with you.  

Even those with long track records are strugggling to raise $ as well as break even on deals 

Question is, is the person you are dealing with a correspondent broker who brings them deals to fund or someone from their company.
