Heck, you can get a decent rental in many parts of the country with that much (either as a down payment or just paying cash) that would most likely yield you more than $650/mo. 

Well, there is me and a couple of other guys (he says tongue in cheek) and we're in the 5th largest city in the country. ;-) A fraction of a fraction of a fraction of the people on BP are actually buying.

What part of the country are you doing this in?

I also was going to stop transfer of up front fee's of 1.5%  $1725 while still on hold with of course and out of the Country so called investor.

I train people all over the country on this and tell them that if they bring me a deal that makes sense, there's a 99% chance I'll fund it myself.
